The Las Vegas Valley is beginning to boom again. Investment monies are flooding back. Why? ... because of growth and a renewed affordability. Presently there are billions of dollars being invested in the construction of mega resorts, mid and high-rise condos, single family housing, all being fueled by the ever expanding casino and convention industries. Investment properties in the Las Vegas Valley experienced a greater than 50% increase in value in 2004, and as much as 20% increase in 2005. The years 2006, 2007 and 2008 brought about a period of readjustment, with inventories dramatically increasing, prices decreasing and ultimately property sales slowed. Through 2009 property values began to stabalize. This year has created home prices the Valley has not seen in years. For example, residential properties selling previously for upward of $200 per sq ft are now selling below $100 per sq ft, and even some as low as $50. NOW is definitely the time to take advantage of this buyers market and reap the benefits of pre 2004 pricing.
